I made a real estate market analysis on the present offer of civil construction in the Northeast of Brazil oriented to the National and Foreign market . In order to do that I made a classification by “states”, “cities” and by urban and beach offers. |

I made a market analysis of the offer of different areas and pieces of land in the Northeast of Brazil in order to develop a tourism-residential project to be developed by my own Spanish constructing firm (most appropriated areas were identified) |

I made a Technical Research or Previous Orientation Analysis at the corresponding Public Entity to know the levels of construction authorized in the pre-qualified areas.
in order to do a second selection of the best land lots .

I contacted a brazilian architect who, at no cost, made two “implantation pre- projects”, following urban construction parameters corresponding to the above mentioned prequalified land lots.
The civil construction examples of the “first” and “second” residence projects were adapted to national and foreign real estate markets

I made a purchase option document on the piece of land finally selected, subject to signature of the definitive purchase document and final approval of the project.. |

I submitted to the corresponding Public Entity the mentioned definitive urban project, which was approved in 90 days. Consequently the purchase option was executed. |

I made appointments with brazilian financial institutions to obtain financing for the construction stage and for the final purchasers, obtaining up to 70% credit for the construction and up to 80% credit for the final purchasers. |

I selected and chose a strategic construction partner well experienced in the local market to develop the urban project “jointly”. |

I selected the national/international distribution channels for the apartments best sale. |

I achieved to sell “on floor plan” meaning before starting the project, 80% of the apartments, 50% in the local market and the other 50% in the foreign market . |
